I have a seven day cancellation period, which I have already thought about using as I'm having to chase them already. We went with them as they seem to sell a lot of shared ownership properties and we don't know anyone in the area to ask for recommendations. I signed the contract with them on Saturday, I would have expected them to be marketing the property already (as in at least on their website) as we had lengthy discussions about the fee and they pointed out how much they would be doing for me.

Have they taken photos and so on already? If not, and if they haven't agreed to do that yet, then I might be tempted to change. Is there anyone on here that's bought or sold in your area? When I put mine up for sale I had four agents round and went with the ones I thought were best (most on the books, most sales in recent times, and I know the local area too so could ask around). There is only one agency that I would actively avoid as a prospective buyer, but it does make a difference to how smoothly the whole thing goes so if you're not sure it's right then it probably is worth reconsidering.

They took the pictures and so on when they came to look at the flat last week - I couldn't sign the paperwork as I was at work so did it Saturday when they came and collected it. I also sent them the EPC on Friday so they had everything they needed to get started. I will stalk the TMT map to see who is near me. I honestly don't know if I'm expecting too much as I've heard all estate agents can be a nightmare.

If you can get some local knowledge that would be useful. Another way to find out if you want to try others, if you're really stuck, is to ring up to enquire about a property they have on their books and see how helpful they are to you. Hope you get her sorted soon, Starry. Can you not set some time limit on it, as otherwise she'll be looking forever for the 'perfect' place?

Well, I have holidays coming up that we were planning on using to redecorate. If she's not gone by then (and I sincerely hope she is, it's three weeks away), I am just doing it anyway. I've even had a look myself at rental ads in our area, and there are plenty of affordable, non-dump places.
I want him to start doing the minor changes from next week - moving a painting from the living room to our room, changing light fittings etc. Otherwise he'll be back away for work and I'll be wobbling up a ladder, electrocuting myself.
Ella, I am so very tempted.

Go skips! We are still viewerless (it will be two years in April!) but are planning to reduce the price again at Easter to try and get rid of it. In the meantime I am going to insist the EA's redo the pictures and put the for sale board back again.
We are also thinking of doing an auction - has anyone sold their house like this before?

We've had the first viewing, we ran out of time though (Husband was busy fannying around rather than helping) so it wasn't best presented. I assume it'll be a no, but how long should I wait before I get any feedback?

The agents ought to be chasing for feedback, Skips, and mine usually let me know within 24 hours unless they have trouble tracking down the viewers. I would be on the phone to them by the end of tomorrow asking what the news is - no matter what the answer is you need to know in case there's anything you can do. When they do get an offer, they will be in touch quickly enough, but you still need the feedback.
Hope she gets herself in order soon, Starry. I really think a deadline of sorts would help - otherwise she'll just be looking for ever.

Hello, please may I join! Me and Mr D had an offer accepted on a 3 bed, Victorian, end of terrace a few weeks ago. The lender is carrying out their valuation pretty much right now :crappingit: The bloke who owns the house is bit of a Mr Trebus, with rooms stacked floor to ceiling with books and assorted crapola, so it looks pretty shocking – added to this that the place needs a fair amount of work done (poss re-wiring, extension roof re-felted - which isn't a problem as Mr D used to be a builder so knows lots of people / can do a lot himself) SO I am shitting it that the bank will say it's not worth the £££ and we will be denied. It's perfectly habitable, just a bit mingdog at the moment due to the owners massive amount of shit everywhere, but it’s totally the kind of place we want as it has potential to be proper nice and has period features n' all that schizz. Halifax, I promise not to think hateful thoughts about your adverts / actors / Howard Brown ever again if you come good. Please!

Thank you rosy! He honestly better get it all out! He is moving in with a friend up country, so I guess he will have to put all his newspaper clippings, strange Spitting Image ornaments and bazillion books into storage somewhere  Praps we can put in the conditions that he gets it all out, or we charge for skip hire if we have to chuck stuff he leaves behind? I went to find a picture of the place from the online advert, as it would be worthy of the "who would buy a house like this thread"  but the estate agents webby is blocked by my work, so will treat you to it later. You can't garner the true extent of his hoarding (as there are only pics of the living/dining room and kitchen and the bedrooms are where his finest work has taken place) but all the pointers are there.

I feel a bit of a bitch posting this, as the man who owns the house is really lovely  but this is his dining room / study and this is one of the less cluttered rooms and deemed presentable enough to be included on the advert.  I feel a massive arsehole for posting it so may take it down in a while.

That room isn't too bad, it's the bedrooms that are completely stacked with stuff! You can just about shuffle in & turn around again in them (even though they are fairly decent sized). I think that's what has put a lot of people off, as its been on the market since last June, but I really love the place!
