Larger old style studios in London tend to get developed into one bedroom flats these days because you can then sell for even more profit just because of the name. See also: one beds being turned into two beds. It's fuelled by the whole open plan living bullshit that basically enables developers to wang everything living-related into one room, regardless of size, call it the reception room and job done. If property was described more by square footage than bedrooms here, like it is in other countries, it would be harder to pull this trick.

Modern built studios are literally one room with everything except the bathroom in there. It's ridiculous but I've seen plenty of open plan living areas smaller than the one in this flat. And the kitchen is more than big enough for a bedroom so someone will probably fit a couple of Ikea kitchen units into the living area, stick some plumbing in there, de-kitchen the kitchen and make it a bedroom and flog it all on for a chunky bit of £££.

I still don't understand, sorry! I must be missing something obvious. It's currently set up with a kitchen, bathroom, and other-room. Why would swapping the kitchen and other-room make a difference?

Because you make the slightly bigger / more regularly shaped room a kitchen / diner / living room and the other a bedroom. Voila, a one bedroom flat. Allegedly.

I rented a large studio flat like that in Islington. If I'd have owned it I would have absolutely turned it into a one bedroom flat!

I think it annoys me most when the same thing is done to one bed places to make them two beds.

Yes, I hate it too. I don't like an open-plan kitchen in that set-up, and refused to do any viewings of flats where they'd done that. (A proper big, open plan space is a totally different matter.)

I think it's actually a sleigh bed rather than a wooden sofa.

It's a ridiculous number of cushions and I say that as someone who is fond of the odd scatter cushion.

Ella - yes exactly. A decent open plan layout with enough space for a proper kitchen area is fine if you like that which I don't, having lived with it in our last house. But I've seen glossy show home pictures of London flats where they actually show a sofa right in front of the kitchen units. As a promo for half a million pounds worth of flat! No thanks.

It doesn't matter how much you dress it up, a shower cubicle in the bedroom instead of having a separate bathroom, does not an acceptable living situation make. Especially not for an asking price over £250k :woteva:
