I don't want to lose the house, but I think I need to start being proactive instead of just sitting and waiting. Of course lots to get through first to get my place sold. They haven't booked a survey yet. They will be waiting for the mortgage valuation report and their mortgage application.

We did the same, Marth, with waiting for the mortgage valuation before booking a survey. We'd lost about £1500 on aborted purchases in the last 12 months and have been very cautious this time. The valuation came in lower than our offer and we knew the seller wouldn't budge on price. If we hadn't been able to make up the shortfall from savings, the purchase would have fallen through.

I think it's always sensible to keep an eye out and to be prepared to go into rented. Being in rented when buying has made things much less stressful. We're completing today and there's no rush on anything. We'll pick up keys later on, go and have a look tomorrow, decide whether we can do what we need to by the end of Nov, or if we need to stay put til Christmas.

Speedy, I wouldn't want to exchange without a completion date either. Cheeky buggers covering their own arses and leaving you hanging on. Hope it gets resolved quickly.

I'm hoping we hear something back today. I'm also going to suggest that Mr Speedy gets in touch with the removable people just to clarify. On their website it states very clearly that we won't be charged if we have to cancel as long as we give a days notice. Mr Speedy says that it was different on the policy. I can't really do much about Royal Mail etc yet until we know whether it's going ahead next Friday or not.

I don't blame them for doing it. Communication from the EA has been so poor though. I had hoped they might at least have booked the survey given the waiting time are so long, but I can't influence anything really.

I was reading up about this yesterday and feel like it could be a good thing (as long as house prices don't rocket), as it would take the pressure off being in chain, and would mean I was in a better proceedable position if I did have to look for something else. The cats and offspring could be a bit of an issue though regarding renting.

I'm not in a massive hurry (well I am but you know...), but it would be good to have things moving, even if slowly due to Covid.

Speedy, I hope that's the case about the movers.

They could have to pay 24 hours mesne profits for every day or part thereof that they are occupying your house. Spuds indeed!

The first flat I purchased we completed but the previous owner had the keys and was at work so we had to wait till she finished to be able to get in.

We're still waiting, I spoke to someone on Wednesday and it's still with the underwriters, it's really just a waiting game. My mum has said she will loan us the money we need to sort the windows/door in the porch should we be declined, we're booked in for installation on the 9th November but I'm hoping we hear before then.

Solicitor contacted us mid-morning to say it had all gone through fine and that the EA now had the keys if we wanted to collect. The EA then rang asking us to pick up the keys. J went to get them over lunch, but it looks like there's only one set. When he drove back, 2 empty removal lorries had arrived, back doors open, waiting to be loaded. They were still there half an hour ago when he checked.

Presumably they'll be locking up and shoving the key through the door, but I think we'll be changing the locks.

I'd be speaking to the EA and the solicitor about that, Surely?! Its a massive no no.

Yes, if you’d had to move in today because you were selling it would have made life more difficult for you. And if you were using movers they might have had a clause to charge more if they started unloading after a certain time.

Isn't it a big no no in case they'd refused to leave? I'm really shocked it was allowed

I'm betting the solicitor for sure and probably the EA didn't know. Seeing as they've been so inflexible with you, they deserve everything you might opt to throw at them at this point!

(I'd always change the locks when moving into somewhere new though - doesn't everyone? )
