I've just offered on the Road of Dreams house - 100k less than asking so I'm sure it'll be a no. It might give them pause for thought though and move them in the right direction (they've had no offers at all yet and have been on the market a little while).

I didn't do a link but it's a 5 bed house with a cellar which would be amazing.
Our game plan now is just to proceed with our sale, go on holiday and then look what's on the market when we get back. If there's nothing we'll just rent for a bit.

That's sensible.
Yes we still legally own our flat until next week so the plan is that we've packed all that we can, move into the rental over the weekend and then I'll come back to the flat to work (utilities aren't switched over until Thursday) and do small bits of cleaning. Our big stuff is all in storage.
Missives are to be signed on Wednesday legally binding all parties to the sale and I'll hand in our keys on Friday morning.
End of an era as we've been here over a decade but I'm keen to move on. The flat is great but I'm so looking forward to having my own space.

You sound so organised! I know what you mean about end of an era though. We will be very sad when we leave this tiny house.
The estate agent just called to double check where we are with our sale and our buyer’s position (we declined the other offer again so still have chain free buyers) and has said he’ll see what he can do.

I just got some legal paperwork through and they have addressed it with me listed first and also used Ms. I think I chose the right solicitors!

Oh but of course our estate agents have sent paperwork over addressed to Mr and Mrs S *my surname*. Because I've been dealing with everything to do with the sale and they just assumed
The offer on the street of dreams was declined but I was expecting it as we had actually offered 125k below their asking price! I did have a very interesting call from the estate agent so I've not written it off yet.

We've offered on the Tiny Pony Showjump; it's much lower than she'll be wanting, but it's more realistic for the street. We shall see.

We will. But we're in the same situation as you - their pricing is optimistic and we can't offer over the ceiling price for the street which is what it's on for! They bought it right before the Brexit referendum (like the actual week before) and spent a load of money on the house to get it how they want it but selling now and expecting that money back is probably a bit unrealistic.

I had a long dig around on Zoopla this morning and there's a couple of properties that were listed as over ceiling price, but both had loft conversions, kitchen extensions and neither sold. I do remember one coming on a few months ago and it disappeared off the market within a week. I suspect wherever they wanted sold in the time it took them to market. It's a bit odd down there, things either go within days or loiter forever.
