First step done and based on the valuation we are good to go. Just need a follow up with the mortgage lady, which is tomorrow night, and depending on what she says we might even be able to increase our budget!

That's good news skips and I'm glad you're in but sorry the house is dirty, Est.
We were quite a way along with trying to buy a property which was a complete doer upper. We've had to pull out as the builder we had lined up isn't going to be building after Easter (long story).
Luckily, we'd had a few holdups during the process so we hadn't got too near to exchanging.
We're disappointed but not heartbroken. We may look again in the spring or we may not.

Our big move (all the furniture) is tomorrow. Tonight is our last night in our old house. We discovered on Friday new house courtyard floods when there is very heavy rain as the drains are not working properly. Which has been awesome as we are mid-major fucking mental rain. I’ve been wading bare foot in ankle deep water bringing boxes and art work in. Moving house during an apparently 100 year weather event - 100% do not recommend.
Plumber is meant to come and see what we can do on Thursday. I’m not sure how we will manage with dog and water logged property come Sunday when he’s around.

Thank you for all the congratulations. I've just been having a good read up on the bin situation and I'm very excited about it. I can put small electricals next to my recycling bin and they'll take those and they also take batteries and textiles!

Oh god Estrella, could it not have held back on the weather event until you were a bit settled and ready to deal with it?
We've got my favourite builder coming over mid next week to do all the leftover things. He is like a handy-dad, always scuttling off to just fix something he's spotted (without charging) because someone has to, Goat. I am thrilled as I thought he would be retired by now or at least not up for travelling across London for a job (he lives in Essex). I am going to stuff him with sausage rolls and mince pies. And I am just checking with Mr G about times to book in our valuations, with a view to putting it on the market in the new year (dependent on market conditions, no harm in holding off a bit if it's still dead).

I asked about waiting till the new year and the estate agent said to do it now, people still look and there is less competition as everyone waits till the new year. This could backfire and we may not get any viewings this side of Christmas.
